Measure S
Measure S, originally known as the Neighborhood Integrity Initiative, was considered by voters in the city of Los Angeles in the March 7, 2017, election. It would have imposed a two-year moratorium (law), moratorium on land development, development projects seeking variance (land use), variances from some aspects of the city's zoning in the United States, zoning code, made changes to the environmental impact statement requirements in the code, and required the city to update its comprehensive plan during the moratorium. The measure failed, with over two-thirds of those who voted on it voting against it. Proponents said it was necessary to curb high-Urban density, density land development, development that would have adversely affected the city's suburban character and favored gentrification at the expense of affordable housing. They also charged that Government of Los Angeles, city government had been political corruption, corrupted, citing recent disclosures of campaign contribut ...

Sales And Use Taxes In California
Taxes in California are among the highest in the United States and are imposed by the state and by local governments. From a tax terminology perspective, sales taxes are a proportional tax; though because lower income earners may pay a greater percentage of their earnings to sales taxes than higher income earners, a sales tax is also described as a regressive tax. The sales tax is imposed on retailers (not consumers) for the privilege of selling tangible personal property at retail. However, retailers are allowed (but not obligated) to obtain reimbursement for their tax liability from the consumer at the time of sale. Whether a sales tax reimbursement amount is actually added is a matter of contract between the retailer and the consumer. The use tax is imposed on the storage, use, or other consumption in California of tangible personal property purchased from a retailer. Any person storing, using, or otherwise consuming in California tangible personal property purchased from ...

Urban Density
Urban density is a term used in urban planning and urban design to refer to the number of people inhabiting a given urbanized area. As such it is to be distinguished from other measures of population density. Urban density is considered an important factor in understanding how cities function. Research related to urban density occurs across diverse areas, including economics, health, innovation, psychology and geography as well as sustainability. A 2019 meta-analysis of 180 studies on a vast number of economic outcomes of urban density concluded that urban density had net positive effects. However, there may be some regressive distributional effects. Sustainability It is commonly asserted that higher density cities are more sustainable than low density cities. Single-family Home
A stand-alone house (also called a single-detached dwelling, detached residence or detached house) is a free-standing residential building. It is sometimes referred to as a single-family home, as opposed to a multi-family residential dwelling. Definitions The definition of this type of house may vary between legal jurisdictions or statistical agencies. The definition, however, generally includes two elements: * Single-family (home, house, or dwelling) means that the building is usually occupied by just one household or family, and consists of just one dwelling unit or suite. In some jurisdictions allowances are made for basement suites or mother-in-law suites without changing the description from "single family". It does exclude, however, any short-term accommodation (hotel, motels, inns), large-scale rental accommodation ( rooming or boarding houses, apartments), or condominia. * Detached (house, home, or dwelling) means that the building does not share wall with oth ...

Eviction
Eviction is the removal of a tenant from rental property by the landlord. In some jurisdictions it may also involve the removal of persons from premises that were foreclosed by a mortgagee (often, the prior owners who defaulted on a mortgage). Depending on the laws of the jurisdiction, eviction may also be known as unlawful detainer, summary possession, summary dispossess, summary process, forcible detainer, ejectment, and repossession, among other terms. Nevertheless, the term ''eviction'' is the most commonly used in communications between the landlord and tenant. Depending on the jurisdiction involved, before a tenant can be evicted, a landlord must win an eviction lawsuit or prevail in another step in the legal process. It should be borne in mind that ''eviction'', as with ''ejectment'' and certain other related terms, has precise meanings only in certain historical contexts (e.g., under the English common law of past centuries), or with respect to specific jurisdict ...
