Wates Building Group
Wates Group Ltd is one of the largest family owned construction, property services and development companies in the United Kingdom. Wates Giving, the firm's charitable foundation, has donated over £10 million since 2008. History Edward Wates established his eponymous business in 1897 as a Streatham housebuilder. In the 1920s and 1930s it expanded into speculative residential schemes and general contracting; moving to London Road, Mitcham and then Norbury. Up to the outbreak of World War II, Wates was building about 2,000 dwellings per annum. In the run up to hostilities it took on substantial military contracts, and applied precast concrete construction to Mulberry harbours; barges; air raid shelters, and trench linings. Post war, the firm applied the same techniques to, high and low rise, system built housing, completing over 60,000 units. Wates purchased property maintenance businesses Linbrook Services Ltd and the Purchase Group Ltd, in 2011 and 2014, for £40.8 and £1 ...

Adjudicator
An adjudicator is someone who presides, judges, and arbitrates during a formal dispute or competition. They have numerous purposes, including preliminary legal judgments, to determine applicant eligibility, or to assess contenders' performance in competitions. Types Arbiters An example is a person who makes a preliminary judgment as to an unemployment insurance claim. An adjudicator makes an initial decision to keep a case from going to court. Although the adjudicator's decision does not have legal weight, the adjudicator has rendered a decision. Although a case can be appealed to a judge, the adjudicator's decision is frequently accepted as the same as what a judge would make, keeping many time-consuming cases out of the court system. Work Method Statement
A work method statement, sometimes referred to as a safe work method statement or SWMS or a safe work procedure, is a part of a workplace safety plan. It is primarily used in construction to describe a document that gives specific instructions on how to safely perform a work related task, or operate a piece of plant or equipment. In many countries it is law to have work method statements, or similar, in place to advise employees and contractors on how to perform work related tasks safely. The statement is generally used as part of a safety induction and then referred to as required throughout a workplace, they should outline all the hazards that are likely to be encountered when undertaking a task or process and provide detailed guidance on how to carry out the task safely... Procedure for use A work method statement is prepared for each task on a particular worksite, the group of work method statements are then packaged and is typically submitted at the beginning of a project fo ...

Banksman
In Irish and British civil engineering, a banksman is the person who directs the operation of a crane or larger vehicle from the point near where loads are attached and detached. The term 'dogman' may be used in Australia and New Zealand, while 'spotter' is the more common term in United States. Offshore & Oil and Gas The general term for a professional banksman offshore is a ‘rigger’ or deck crew. A team of riggers will manage lifting operations. There are specific methods, pieces of equipment, and safety protocol for many different types of loads. Offshore, on rigs or vessels, most equipment and materials will arrive on location, transferred by boat utilising a crane, therefore banksmen play an important role in the marine and offshore industries. Contemporary Crane or large vehicle drivers do not always have clear visibility of the loading area, especially when tower cranes are employed. The banksman is in charge of the crane movements from the point of loading and ...

Carbon Monoxide
Carbon monoxide (chemical formula CO) is a colorless, poisonous, odorless, tasteless, flammable gas that is slightly less dense than air. Carbon monoxide consists of one carbon atom and one oxygen atom connected by a triple bond. It is the simplest molecule of the oxocarbon family. In coordination complexes the carbon monoxide ligand is called carbonyl. It is a key ingredient in many processes in industrial chemistry. The most common source of carbon monoxide is the partial combustion of carbon-containing compounds, when insufficient oxygen or heat is present to produce carbon dioxide. There are also numerous environmental and biological sources that generate and emit a significant amount of carbon monoxide. It is important in the production of many compounds, including drugs, fragrances, and fuels. Upon emission into the atmosphere, carbon monoxide affects several processes that contribute to climate change. Carbon monoxide has important biological roles across phylogenetic ...

Flue
A flue is a duct, pipe, or opening in a chimney for conveying exhaust gases from a fireplace, furnace, water heater, boiler, or generator to the outdoors. Historically the term flue meant the chimney itself. In the United States, they are also known as vents for boilers and as breeching for water heaters and modern furnaces. They usually operate by buoyancy, also known as the stack effect, or the combustion products may be 'induced' via a blower. As combustion products contain carbon monoxide and other dangerous compounds, proper 'draft', and admission of replacement air is imperative. Building codes, and other standards, regulate their materials, design, and installation. Heat retention Flues are adjustable and are designed to release noxious gases to the atmosphere. They often have the disadvantageous effect of releasing useful household heat to the atmosphere when not properly set—the very opposite of why the fire was lit in the first place. Fireplaces are one of the ...

Apartment
An apartment (American English), or flat (British English, Indian English, South African English), is a self-contained housing unit (a type of residential real estate) that occupies part of a building, generally on a single story. There are many names for these overall buildings, see below. The housing tenure of apartments also varies considerably, from large-scale public housing, to owner occupancy within what is legally a condominium (strata title or commonhold), to tenants renting from a private landlord (see leasehold estate). Terminology The term ''apartment'' is favored in North America (although in some cities ''flat'' is used for a unit which is part of a house containing two or three units, typically one to a floor). In the UK, the term ''apartment'' is more usual in professional real estate and architectural circles where otherwise the term ''flat'' is used commonly, but not exclusively, for an apartment on a single level (hence a 'flat' apartment). In some countr ...

Cowl (chimney)
A cowl is a usually hood-shaped covering used to increase the draft of a chimney and prevent backflow. The cowl, usually made of galvanized iron, is fitted to the chimney pot to prevent wind blowing the smoke back down into the room below. Undoubtedly named after the resemblance of many designs to the cowl garment worn by monks, they have been in use for centuries. When using an open fire to heat a room the smoke rises through a flue to a chimney pot on the roof. Under normal conditions the warm air from the fire will rise up the chimney emitting the smoke with it and dispersing it at rooftop level where it is less of a nuisance. In strong winds the pressure of the wind may overwhelm the updraft and push the airflow in reverse down the flue. Smoke will then fill the room it is intended to heat posing a health and fire risk, causing discomfort and dirtying furnishings in its path. When raw coal rather than smokeless fuel is burnt, the amount of smoke may be considerable and ...

Subcontractor
A subcontractor is an individual or (in many cases) a business that signs a contract to perform part or all of the obligations of another's contract. Put simply the role of a subcontractor is to execute the job they are hired by the contractor for. It is oftentimes a specialized job such as electrical or HVAC and it is the subcontractor's responsibility to execute the work as instructed. A subcontractor (or sub-contractor) is a company or person whom a general contractor, prime contractor or main contractor hires to perform a specific task as part of an overall project and normally pays for services provided to the project. While subcontracting often occurs in building works and in civil engineering, the range of opportunities for subcontractor is much wider and it is possible that the greatest number of subcontractors now operate in the information technology and information sectors of the economy. One hires subcontractors either to reduce costs or to mitigate project risk ...

Health And Safety At Work Etc
Health, according to the World Health Organization, is "a state of complete physical, mental and social well-being and not merely the absence of disease and infirmity".World Health Organization. (2006)''Constitution of the World Health Organization''– ''Basic Documents'', Forty-fifth edition, Supplement, October 2006. A variety of definitions have been used for different purposes over time. Health can be promoted by encouraging healthful activities, such as regular physical exercise and adequate sleep, and by reducing or avoiding unhealthful activities or situations, such as smoking or excessive stress. Some factors affecting health are due to individual choices, such as whether to engage in a high-risk behavior, while others are due to structural causes, such as whether the society is arranged in a way that makes it easier or harder for people to get necessary healthcare services. Still, other factors are beyond both individual and group choices, such as genetic disorders. ...
