Hyde Park is a Grade I-listed major park in Westminster, Greater London, the largest of the four Royal Parks that form a chain from the entrance to Kensington Palace through Kensington Gardens and Hyde Park, via Hyde Park Corner and Green Park past the main entrance to Buckingham Palace. Brook Street is an axial street in the exclusive central London district of Mayfair. Most of it is leasehold, paying ground rent to and seeking lease renewals from the reversioner, that since before 1800, has been the Grosvenor Estate. A reversion in property law is a future interest that is retained by the grantor after the conveyance of an estate of a lesser quantum that he has (such as the owner of a fee simple granting a life estate or a leasehold estate). Once the lesser estate comes to an end (the lease expires or the life estate tenant dies), the property automatically reverts (hence ''reversion'') back to the grantor.
