Although independent, they are regulated by the state and commonly receive public funding. They are now the United Kingdom's major providers of new housing for renting, rent, while many also run equity sharing, shared ownership schemes to help those who cannot afford to buy a home outright. Industrial And Provident Society
An industrial and provident society (IPS) is a body corporate registered for carrying on any industries, businesses, or trades specified in or authorised by its rules. The members of a society benefit from the protection of limited liability much like other corporate forms, but unlike companies for example, each member will normally only have one vote at a General Meeting regardless of their shareholding. The governance of a society is therefore democratically oriented rather than financially oriented. The legal form originated in the United Kingdom of Great Britain and Ireland and became the traditional legal form taken by trading organisations with democratic governance including: * co-operatives (which trade for the benefit of their members); * societies for the benefit of the community (which trade for the benefit of the broader community). In Great Britain the Co-operative and Community Benefit Societies Act 2014 has renamed these societies as ''co-operative or communi ...

Affordability Of Housing In The United Kingdom
The affordability of housing in the UK reflects the ability to rent or buy property. There are various ways to determine or estimate housing affordability. One commonly used metric is the median housing affordability ratio; this compares the median price paid for residential property to the median gross annual earnings for full-time workers. According to official government statistics, housing affordability worsened between 2020 and 2021, and since 1997 housing affordability has worsened overall, especially in London. The most affordable local authorities in 2021 were in the North West, Wales, Yorkshire and The Humber, West Midlands and North East. Housing tenure in the UK has the following main types: Owner-occupied, private rented sector (PRS), and social rented sector (SRS). The affordability of housing in the UK varies widely on a regional basis – house prices and rents will differ as a result of market factors such as the state of the local economy, transport links, and t ...

Sheltered Housing
Sheltered housing is a term covering a wide range of rented housing for older and/or disabled or other vulnerable people. In the United Kingdom most commonly it refers to grouped housing such as a block or "scheme" of flats or bungalows with a scheme manager or "officer"; traditionally the manager has lived on-site although this is not always the case these days. (Managers/officers used to be called "wardens" but this term is now felt to be out of date.) Sheltered housing schemes in the UK are generally owned, run and maintained as social housing by a local authority or housing association. Accommodation Sheltered housing accommodation is self-contained and easy to manage, ranging from a simple bedsit to a large flat or small house. Such schemes are distinct from a nursing home or care home in that the tenants are usually able to look after themselves, are active and are afforded a degree of independence; equally, sheltered housing differs from a retirement community which is ge ...

Brownfield Status
In urban planning, brownfield land is any previously developed land that is not currently in use. It may be potentially contaminated, but this is not required for the area to be considered brownfield. The term is also used to describe land previously used for industrial or commercial purposes with known or suspected pollution including soil contamination due to hazardous waste. Examples sites include abandoned factories, landfills, dry cleaning establishments and gas stations. Typical contaminants include hydrocarbon spillages, solvents and pesticides, as well as heavy metals like lead, tributyl tins and asbestos. Many contaminated brownfield sites sit unused for decades as involuntary parks because cleaning cost is more than land worth after redevelopment. Previously unknown underground wastes can increase the cost for study and clean-up. Acquisition, adaptive re-use, and disposal of a brownfield site requires advanced and specialized appraisal analysis techniques. ...
