Standard Assessment Procedure
The Standard Assessment Procedure (SAP) is the UK government's recommended method system for measuring the energy rating of residential dwellings. The methodology is owned by the Department for Business, Energy & Industrial Strategy, and produced under licence by BRE. The first version was published in 1995, and was replaced by newer versions in 1998, 2001, 2005, 2009, 2012, and 2021. It calculates the typical annual energy costs for space and water heating, and, from 2005, lighting. The CO2 emissions are also calculated. The SAP runs from 1 to 100+, with dwellings that have SAP>100 being net exporters of energy. SAP 2012 has been used as the basis for checking new dwellings for compliance with building regulations in the United Kingdom requiring the conservation of fuel and power since 6 April 2014 in England or 31 July 2014 in Wales. A reduced data version of SAP, RDSAP, is used for existing dwellings. SAP or RDSAP was used to produce the energy report and Energy Performance C ...

Dwelling
In law, a dwelling (also known as a residence or an abode) is a self-contained unit of accommodation used by one or more households as a home - such as a house, apartment, mobile home, houseboat, vehicle, or other "substantial" structure. The concept of a dwelling has significance in relation to search and seizure, conveyancing of real property, burglary, trespass, and land-use planning. Legal definitions Legal definitions vary by jurisdiction. 'Dwelling' (England and Wales) Under English law, a dwelling is defined as a self-contained 'substantial' unit of accommodation, such as a building, part of a building, caravan, houseboat or other mobile home. A tent is not normally considered substantial. 'Dwelling' (North Carolina) According to North Carolina General Statute § 160A-442, "Dwelling" means any building, structure, manufactured home or mobile home, or part thereof, used and occupied for human habitation, or intended to be so used, and includes any outhouses and appurte ...

Building Regulations In The United Kingdom
Building regulations in the United Kingdom are statutory instruments or statutory regulations that seek to ensure that the policies set out in the relevant legislation are carried out. Building regulations approval is required for most building work in the UK. Building regulations that apply across England and Wales are set out in the Building Act 1984 while those that apply across Scotland are set out in the Building (Scotland) Act 2003. The Act in England and Wales permits detailed regulations to be made by the Secretary of State. The regulations made under the Act have been periodically updated, rewritten or consolidated, with the latest and current version being the Building Regulations 2010. The UK Government (at Westminster) is responsible for the relevant legislation and administration in England, the Welsh Government (at Cardiff) is the responsible body in Wales, the Scottish Government (at Edinburgh) is responsible for the issue in Scotland, and the Northern Ireland Execu ...

Energy Performance Certificate
Energy performance certificates (EPCs) are a rating scheme to summarise the energy efficiency of buildings. In the European Union, EPCs are regulated by the European Directive on the energy performance of buildings. Turkey EPCs are mandatory when buying or selling property. Home Information Pack
Under Part 5 of the Housing Act 2004 a Home Information Pack (HIP, on lowercase letters: hip), sometimes called a Seller's Pack, was to be provided before a property in England and Wales could be put on the open market for sale with vacant possession. There is separate legislation for Scotland that requires anyone selling a property to provide a Home Report. The pack was a set of documents about the property: an Energy Performance Certificate, local authority searches, title documents, guarantees, etc. The introduction of HIPs was subject to delays and reduced requirements, but they became mandatory for homes with four or more bedrooms on 1 August 2007 and were extended to three-bedroomed properties from 10 September 2007. The Government had suggested that Home Information Packs would lead to a reduction in the number of abortive sales as their justification for introducing the scheme, reducing gazumping and gazundering. They were introduced despite very strong opposition from some ...

National Home Energy Rating
The National Home Energy Rating Scheme (NHER) is both a UK accreditation scheme for energy assessors and a rating scale for the energy efficiency of housing. The NHER was owned and operated by National Energy Services (NES). Until 2011, NES was a trading subsidiary of the National Energy Foundation, an independent charity set up in 1988 to promote energy conservation and renewable energy, which launched the NHER scheme in 1991. In September 2016, NES transferred ownership of the NHER Scheme to Elmhurst Energy another independent accreditation scheme. The NHER runs an accreditation scheme for energy assessors to produce the following: *Energy Performance Certificates for existing dwellings, using RDSAP *Energy Performance Certificates for new build dwellings, using SAP *Energy Performance Certificates for non-domestic buildings dwellings, using SBEM *Display Energy Certificates for public buildings, using DECs The NHER scale for new build dwellings runs from 0 to 20, with 20 bei ...

Energy World
Energy World was a demonstration project of 51 low-energy houses constructed in the Shenley Lodge area of Milton Keynes, United Kingdom. The project was promoted by the Milton Keynes Development Corporation and culminated in a public exhibition in August and October 1986 that attracted international interest. It was a significant landmark in the design and construction of low-energy housing, and in the development of energy efficiency evaluation tools. It has had a long-term impact on Government policy and within the national house-building industry, insofar as the progressive 'tightening up' of the energy section of the Building Regulations has largely been founded on this pioneering work. The houses were designed to be at least 30% more efficient than the Building Regulations then in force. The architecture and technologies used was very varied, and included designs from Canada (the first R-2000 house in the UK), Denmark, Finland, Germany, and Sweden. Although it was later ...

Housing In The United Kingdom
Housing in the United Kingdom represents the largest non-financial asset class in the UK; its overall net value passed the £5 trillion mark in 2014. About 30% of homes are owned outright by their occupants, and a further 40% are owner-occupied on a mortgage. About 18% are social housing of some kind, and the remaining 12% are privately rented. The UK ranks in the top half of European countries with regard to rooms per person, amenities, and quality of housing. However, the cost of housing as a proportion of income is higher than average among said countries, and the increasing cost of housing in the UK may constitute a housing crisis for some, especially for those in low income brackets or in high-cost areas such as London. Housing is the jurisdiction of the Minister of State for Housing. History Victorian era Rapid population growth took place in the nineteenth century, particularly in cities. The new homes were arranged and funded via building societies that dealt dire ...

Building Engineering
Architectural engineers apply and theoretical knowledge to the engineering design of buildings and building systems. The goal is to engineer high performance buildings that are sustainable, economically viable and ensure the safety health. Architectural engineering, also known as building engineering or architecture engineering, is an engineering discipline that deals with the technological aspects and multi-disciplinary. The responsibilities of an architectural engineer are designs, analyzing, and altering plans, or structures. They also assist team members with project objectives budgets and timelines. What it is required to be an architectural engineer is a bachelor's degree master's degree or/and professional engineering license and current knowledge of industry trends, technology, codes and regulation. From reduction of greenhouse gas emissions to the construction of resilient buildings, architectural engineers are at the forefront of addressing several major challenges of t ...
