Rancho Niguel
Rancho Niguel was a Mexican land grant in the San Joaquin Hills, within present-day Orange County, California. It was granted in 1842 by Governor Juan B. Alvarado to Juan Avila. The rancho was named for a local Indian village called "Niguili." The grant extended along the Pacific coast from Laguna Canyon and Laguna Beach, past Aliso Creek to Dana Point and San Juan Creek. The rancho encompassed those present-day places and Laguna Niguel, Aliso Viejo, and Laguna Hills. History Juan Avila (1812–1889) was the son of Antonio Ygnacio Avila, grantee of Rancho Sausal Redondo. In 1832, Juan Avila married Maria Soledad Thomasa Capistrano Yorba (–1867). Ranchos Of California
The Spanish and Mexican governments made many concessions and land grants in Alta California (now known as California) and Baja California from 1775 to 1846. The Spanish Concessions of land were made to retired soldiers as an inducement for them to remain in the frontier. These Concessions reverted to the Spanish crown upon the death of the recipient. The Mexican government later encouraged settlement by issuing much larger land grants to both native-born and naturalized Mexican citizens. The grants were usually two or more square leagues, or in size. Unlike Spanish Concessions, Mexican land grants provided permanent, unencumbered ownership rights. San Juan Capistrano, California
San Juan Capistrano (Spanish for "St. John of Capistrano") is a city in Orange County, California, located along the Orange Coast. The population was 34,593 at the 2010 census. San Juan Capistrano was founded by the Spanish in 1776, when St. Junípero Serra established Mission San Juan Capistrano. Extensive damage caused by the 1812 Capistrano earthquake caused the community to decline. Dominique Amestoy
Domingo Amestoy —born Dominique— (1822–1892) was a Basque sheepherder, and banker, one of the original founders to provide the financing for the Farmers and Merchants Bank in Los Angeles, California, in 1871. Life Born in the Basque village of Saint-Pierre-d'Irube, France, Domingo Amestoy came to California by way of Argentina in 1851. Amestoy started a modest sheep business and within a few years he parlayed it into a fortune. He was one of the largest wool producers in Southern California during the 1860s. In 1871, he bought $500,000 worth of shares in the newly established Farmers and Merchants Bank in Los Angeles. In 1874 he went back to France and married. Rancho San Joaquin, the combined Rancho Cienega de las Ranas and Rancho Bolsa de San Joaquin, was a Mexican land grant in the San Joaquin Hills, within present-day Orange County, California. It was granted to José Antonio Andres Sepúlveda. In Spanish ''Cienega de las Ranas'' means "Marsh of the Frogs" and ''Bolsa'' means "Pocket", and usually in reference to wetlands landforms. A land patent is a form of letters patent assigning official ownership of a particular tract of land that has gone through various legally-prescribed processes like surveying and documentation, followed by the letter's signing, sealing, and publishing in public records, made by a sovereign entity. Public Land Commission
The California Land Act of 1851 (), enacted following the Treaty of Guadalupe Hidalgo and the admission of California as a state in 1850, established a three-member Public Land Commission to determine the validity of prior Spanish and Mexican land grants. It required landowners who claimed title under the Mexican government to file their claim with a commission within two years. Contrary to the Treaty of Guadalupe Hidalgo, which guaranteed full protection of all property rights for Mexican citizens, it placed the burden on landholders to prove their title. While the commission eventually confirmed 604 of the 813 claims, almost all of the claims went to court and resulted in protracted litigation.
