Rancho San Juan
Rancho San Juan was a Mexican land grant in present-day Sacramento County, California given in 1844 by Governor Manuel Micheltorena to Joel P. Dedmond. The grant extended east of Captain Eliab Grimes Rancho Del Paso along the north bank of the American River, across from William Leidesdorff's Rancho Rio de los Americanos, and encompassed present-day Orangevale, Fair Oaks and most of Carmichael. History Joel P. Dedmond, an American carpenter, returned from Honolulu on the ''Fama'', and claimed he had been in California since 1838. He obtained Mexican citizenship, a lot in San Francisco, and the four and a half square league Rancho San Juan. In 1847 Dedmond sold out his land to Hiram Grimes. Hiram Grimes was nephew of Captain Eliab Grimes. Hiram Grimes later owned Rancho Del Paso and Rancho Pescadero With the cession of California to the United States following the Mexican–American War, the 1848 Treaty of Guadalupe Hidalgo provided that the land grants would be honored. ...

Ranchos Of California
The Spanish and Mexican governments made many concessions and land grants in Alta California (now known as California) and Baja California from 1775 to 1846. The Spanish Concessions of land were made to retired soldiers as an inducement for them to remain in the frontier. These Concessions reverted to the Spanish crown upon the death of the recipient. The Mexican government later encouraged settlement by issuing much larger land grants to both native-born and naturalized Mexican citizens. The grants were usually two or more square leagues, or in size. Unlike Spanish Concessions, Mexican land grants provided permanent, unencumbered ownership rights. Rancho Pescadero (Grimes)
Rancho Pescadero was a Mexican land grant in present-day Stanislaus County and San Joaquin County, California given in 1843 by Governor Manuel Micheltorena to Valentin Higuera and Rafael Feliz. Pescadero means "fishing place" in Spanish. The grant extended along the west bank of the San Joaquin River from about Banta on the north to Del Puerto Creek and Rancho Del Puerto on the south, and encompassed present-day Grayson. Lloyd Tevis
Lloyd Tevis (March 20, 1824 – July 24, 1899) was a banker and capitalist who served as president of Wells Fargo & Company from 1872 to 1892. Early life Lloyd Tevis was born in Shelbyville, Kentucky, the son of Samuel and Sarah (née Greathouse) Tevis. His father was a prominent attorney and circuit court clerk, and from 1842 to 1844 Lloyd studied law in his office and assisted him as court clerk. After a further period of study and work in a neighboring county, he became a salesman with a wholesale dry goods company in Louisville, Kentucky. He was highly regarded, and when the company failed he was appointed assignee. James Ben Ali Haggin
James Ben Ali Haggin (December 9, 1822 – September 12, 1914) was an American attorney, rancher, investor, art collector, and a major owner and breeder in the sport of Thoroughbred horse racing. Haggin made a fortune in the aftermath of the California Gold Rush and was a multi-millionaire by 1880. Public Land Commission
The California Land Act of 1851 (), enacted following the Treaty of Guadalupe Hidalgo and the admission of California as a state in 1850, established a three-member Public Land Commission to determine the validity of prior Spanish and Mexican land grants. It required landowners who claimed title under the Mexican government to file their claim with a commission within two years. Contrary to the Treaty of Guadalupe Hidalgo, which guaranteed full protection of all property rights for Mexican citizens, it placed the burden on landholders to prove their title. While the commission eventually confirmed 604 of the 813 claims, almost all of the claims went to court and resulted in protracted litigation.
