List Of Neighborhoods In Seattle
The city of Seattle, Washington, contains many districts and neighborhoods. The city's former mayor Greg Nickels has described it as "a city of neighborhoods". Early European settlers established widely scattered settlements on the surrounding hills, which grew into neighborhoods and autonomous towns. Conurbations tended to grow from such towns or from unincorporated areas around trolley stops during the 19th and early 20th centuries; the city has consequently suffered from transportation and street-naming problems. Definition of Seattle neighborhoods Seattle was established during an economic boom fueled by the timber industry; its early years were characterized by hasty expansion and development, under which residential areas were loosely defined by widely scattered plats. This arrangement was further solidified by the establishment of locally initiated community clubs, public libraries, public schools, and public parks, which created a sense of community and civic particip ...

Conveyancing
In law, conveyancing is the transfer of legal title of real property from one person to another, or the granting of an encumbrance such as a mortgage or a lien. A typical conveyancing transaction has two major phases: the exchange of contracts (when equitable interests are created) and completion (also called settlement, when legal title passes and equitable rights merge with the legal title). The sale of land is governed by the laws and practices of the jurisdiction in which the land is located. It is a legal requirement in all jurisdictions that contracts for the sale of land be in writing. An exchange of contracts involves two copies of a contract of sale being signed, one copy of which is retained by each party. When the parties are together, both would usually sign both copies, one copy of which being retained by each party, sometimes with a formal handing over of a copy from one party to the other. However, it is usually sufficient that only the copy retained by each part ...

Tram
A tram (called a streetcar or trolley in North America) is a rail vehicle that travels on tramway tracks on public urban streets; some include segments on segregated right-of-way. The tramlines or networks operated as public transport are called tramways or simply trams/streetcars. Many recently built tramways use the contemporary term light rail. The vehicles are called streetcars or trolleys (not to be confused with trolleybus) in North America and trams or tramcars elsewhere. The first two terms are often used interchangeably in the United States, with ''trolley'' being the preferred term in the eastern US and ''streetcar'' in the western US. ''Streetcar'' or ''tramway'' are preferred in Canada. In parts of the United States, internally powered buses made to resemble a streetcar are often referred to as "trolleys". To avoid further confusion with trolley buses, the American Public Transportation Association (APTA) refers to them as "trolley-replica buses". In the Unit ...

Rat Running
Rat running (also known as rodent running, cut-through driving, or dive-bombing) is the practice by motorists of using residential side streets or any unintended short cut such as a parking lot, delivery service lane or cemetery road instead of the intended main road in urban or suburban areas. Background Rat running is a tactic used to avoid heavy traffic and long delays at traffic signals or other obstacles, even where there are traffic calming measures to discourage its use or laws against taking certain routes. Rat runs are frequently taken by motorists familiar with the local geography. Rat running is controversial. When traffic is especially heavy on a highway or main road, rat-running vehicles may cause another traffic jam on the rat-run streets, along with accompanying problems such as collisions, pollution from exhaust, and road rage. It is sometimes opposed by residents on the affected streets, as they may regard it as a disturbance of their peace. Sometimes, it caus ...

Maple Leaf, Seattle
Maple Leaf is a mostly residential neighborhood located in northeast Seattle. History The area that is now the Maple Leaf neighborhood appeared on maps in 1894 as a plat by real estate promoters and was called the Maple Leaf Addition to the Green Lake Tract. The name may have come from the Maple Saw Mill that operated to the east on Lake Washington or from some maple trees that once grew in the area. There is also an apocryphal story that Maple Leaf was so far north of downtown Seattle that it got its name for being near Canada. It wasn't until after World War II that the entirety of Maple Leaf neighborhood was within the Seattle city limits. Prior to 1954 the city line was located at 85th Street, but after a series of annexations took place the city limits moved to its current location of 145th Street. Neighborhood of the Year In 1986 Maple Leaf was given the title of national "Neighborhood of the Year" by Neighborhoods USA. Seattle Mayor Charles Royer nominated Maple Leaf for ...
