Landlord–tenant Law
Landlord–tenant law is the field of law that deals with the rights and duties of landlords and tenants. In common law legal systems such as Irish law, landlord–tenant law includes elements of the common law of real property and contract. In modern times, however, it is frequently governed by statute. Generally, leases must include a few certain provisions to be valid. A residential lease must include the parties, the premises (the address or relevant space), and the term of the lease. The lease term can be indefinite but must be stipulated as such in the document. Typically, leases will also include the price of rent per month or per term, but this is not legally required. A commercial lease must include details about which fixtures are included. Squatting
Squatting is the action of occupying an abandoned or unoccupied area of land or a building (usually residential) that the squatter does not own, rent or otherwise have lawful permission to use. The United Nations estimated in 2003 that there were one billion slum residents and squatters globally. Squatting is practiced worldwide, typically when people find empty buildings or land to occupy for housing. In developing countries and least developed countries, shanty towns often begin as squatted settlements. In African cities such as Lagos, much of the population lives in slums. There are pavement dwellers in India and in Hong Kong as well as rooftop slums. Arizona Tenants Advocates
Arizona Tenants Advocates (ATA) is a non-profit renters' union and tenants' rights organization located in Tempe, Arizona. It was founded in 2001 by Kenneth A. Volk, a prominent Arizona tenants' rights advocate. Current activity ATA as it exists today primarily helps tenants legally terminate their leases through a break lease program. Additionally, they help prepare letters in response to landlord-tenant disputes. However, the office also functions as a free hotline that helps provide answers to various landlord-tenant questions. Volk noted in a 2006 issue of ''Global Tenant'' that " equent topics include evictions, unlawful landlord access, wrongful deposit withholding, landlord seizure of tenants’ personal property, failure to supply essential services or do repairs, and status of leases upon expiration or when a property is conveyed to a new owner." Angie Dickerson
Angie Dickerson was a New York-based American tenants' rights organizer involved in the Communist Party who was under surveillance by the FBI. She was one of the members of Sojourners for Truth and Justice, a leftist, black feminist organization formed in 1951. Dickerson was a member of the World Peace Council and advocated for US withdrawal from Vietnam and Korea. For the conference held in East Berlin of the World Peace Council from 21–23 June 1969 to convince the US to recognize the German Democratic Republic, Dickerson was sent 20 tickets for Aeroflot passage from New York City for conference attendees. In 1970, Dickerson chaired, along with Ossie Davis, Dick Gregory and others, a National Emergency Conference to defend the Black Panther Party's right to existence. Legal aid is the provision of assistance to people who are unable to afford legal representation and access to the court system. Legal aid is regarded as central in providing access to justice by ensuring equality before the law, the right to counsel and the right to a fair trial. The fair market value of property is the price at which it would change hands between a willing and informed buyer and seller. The term is used throughout the Internal Revenue Code, as well as in bankruptcy laws, in many state laws, and by several regulatory bodies. In contrast to a condition precedent, a condition subsequent brings the event (or obligation) to an end, rather than being necessary for to the event or obligation to occur.
