Agricultural Zoning
Agricultural zoning is a land management tool that refers to local zoning designations made by local jurisdictions that are intended to protect farmland and farming activities from incompatible land uses. Agricultural zoning can specify many factors, such as the uses allowed, minimum lot size, the number of nonfarm dwellings allowed, or the size of a buffer separating farm and nonfarm properties. Some jurisdictions further subdivide agricultural zones to distinguish industrial farming from uses like rural residence farms and retirement farms on large lots. One example of such zoning is the Agricultural Reserve in Montgomery County, Maryland. The reserve was established in 1980 to preserve farmland and rural space. Land Management
Land management is the process of managing the use and development (in both urban and rural settings, but it is mostly managed in Urban places.) of land resources. Land resources are used for a variety of purposes which may include organic agriculture, reforestation, water resource management and eco-tourism projects. Land management can have positive or negative effects on the terrestrial ecosystems. Land being over- or misused can degrade and reduce productivity and disrupt natural equilibriums. Zoning
Zoning is a method of urban planning in which a municipality or other tier of government divides land into areas called zones, each of which has a set of regulations for new development that differs from other zones. Zones may be defined for a single use (e.g. residential, industrial), they may combine several compatible activities by use, or in the case of form-based zoning, the differing regulations may govern the density, size and shape of allowed buildings whatever their use. The planning rules for each zone determine whether planning permission for a given development may be granted. Zoning may specify a variety of outright and conditional uses of land. It may indicate the size and dimensions of lots that land may be subdivided into, or the form and scale of buildings. These guidelines are set in order to guide urban growth and development. Zoning is the most common regulatory urban planning method used by local governments in developed countries. Exceptions include the U ...

Local Government
Local government is a generic term for the lowest tiers of public administration within a particular sovereign state. This particular usage of the word government refers specifically to a level of administration that is both geographically-localised and has limited powers. While in some countries, "government" is normally reserved purely for a national administration (government) (which may be known as a central government or federal government), the term local government is always used specifically in contrast to national government – as well as, in many cases, the activities of sub-national, first-level administrative divisions (which are generally known by names such as cantons, provinces, states, oblasts, or regions). Local governments generally act only within powers specifically delegated to them by law and/or directives of a higher level of government. In federal states, local government generally comprises a third or fourth tier of government, whereas in unitary st ...

Land Use
Land use involves the management and modification of natural environment or wilderness into built environment such as settlements and semi-natural habitats such as arable fields, pastures, and managed woods. Land use by humans has a long history, first emerging more than 10,000 years ago. It has been defined as "the purposes and activities through which people interact with land and terrestrial ecosystems" and as "the total of arrangements, activities, and inputs that people undertake in a certain land type." Land use is one of the most important drivers of global environmental change. History Human tribes since prehistory have segregated land into territories to control the use of land. Today, the total arable land is 10.7% of the land surface, with 1.3% being permanent cropland. Regulation Land use practices vary considerably across the world. The United Nations' Food and Agriculture Organization Water Development Division explains that "Land use concerns the pro ...

Intensive Farming
Intensive agriculture, also known as intensive farming (as opposed to extensive farming), conventional, or industrial agriculture, is a type of agriculture, both of crop plants and of animals, with higher levels of input and output per unit of agricultural land area. It is characterized by a low fallow ratio, higher use of inputs such as capital and labour, and higher crop yields per unit land area. Most commercial agriculture is intensive in one or more ways. Forms that rely heavily on industrial methods are often called industrial agriculture, which is characterised by innovations designed to increase yield. Techniques include planting multiple crops per year, reducing the frequency of fallow years, and improving cultivars. It also involves increased use of fertilizers, plant growth regulators, pesticides, antibiotics for livestock and mechanised agriculture, controlled by increased and more detailed analysis of growing conditions, including weather, soil, water, weed ...

Montgomery County, Maryland Agricultural Reserve
The Agricultural Reserve is a designated land use zone in Montgomery County, Maryland. The zone was created in 1980 by the Montgomery County Council to preserve farm land and rural space in the northwestern part of the county. The farmland protection program has been characterized as "the most famous, most studied and most emulated" program of its kind in the United States. Background County residents and government planners began to notice the loss of agricultural land and open space as early as the 1950s, associated with the increase in suburbanization following World War II.Montgomery County Planning Department, Silver Spring, MD"Preservation of Agriculture & Rural Open Space Functional Master Plan."Updated 2013-02-13. The general demand for housing in the region was making the farm land increasingly attractive to developers, and the increased property values encouraged many farmers to sell. About one half of the county's farm land was converted to non-farm ownership by the ...

Farmland Preservation
Farmland preservation is a joint effort by non-governmental organizations and local governments to set aside and protect examples of a region's farmland for the use, education, and enjoyment of future generations. They are operated mostly at state and local levels by government agencies or private entities such as land trusts and are designed to limit conversion of agricultural land to other uses that otherwise might have been more financially attractive to the land owner. Every state provides tax relief through differential (preferential) assessment. Less common approaches include establishing agricultural districts, using zoning to protect agricultural land,See, for example, Montgomery County, Maryland Agricultural Reserve. purchasing development rights, and transferable development rights. It is often a part of regional planning and national historic preservation. History New Jersey passed the Farmland Assessment Act of 1964 to mitigate the loss of farmland to rapid suburban dev ...

Zoning laws in major cities originated with the Los Angeles zoning ordinances of 1904 and the New York City 1916 Zoning Resolution. Early zoning regulations were in some cases motivated by racism and classism, particularly with regard to those mandating single-family housing. Zoning ordinances did not allow African-Americans moving into or using residences that were occupied by majority whites due to the fact that their presence would decrease the value of home. The constitutionality of zoning ordinances was upheld by the Supreme Court ...

Agricultural Policy
Agricultural policy describes a set of laws relating to domestic agriculture and imports of foreign agricultural products. Governments usually implement agricultural policies with the goal of achieving a specific outcome in the domestic agricultural product markets. Agricultural policies use predetermined goals, objectives and pathways set by an individual or government for the purpose of achieving a specified outcome, for the benefit of the individual(s), society and the nations' economy at large. Agricultural policies take into consideration the primary, secondary and tertiary processes in agricultural production. Outcomes can involve, for example, a guaranteed supply level, price stability, product quality, product selection, land use or employment. Agriculture has large impacts on climate change, estimated to be contributing 20–25% of global annual emissions as of 2010. Moreover, agriculture is highly vulnerable to the negative impacts of climate change, such as decreases ...
