Comparables
Comparables (or comps) is a real estate appraisal term referring to properties with characteristics that are similar to a subject property whose value is being sought. This can be accomplished either by a real estate agent who attempts to establish the value of a potential client's home or property through market analysis or, by a licensed or certified appraiser or surveyor using more defined methods, when performing a real estate appraisal. Factors Five factors are usually considered when determining comparables: * ''Conditions of Sale'': Did the comparable recently transact under conditions (e.g. arm's length, distress sale, estate settlement) which are consistent with the standard of value under which the appraisal is being performed? * ''Financing Conditions'': Was the comparable transaction influenced by non-market or other favorable (or even unfavorable) financing terms? Real estate appraisal, property valuation or land valuation is the process of developing an opinion of value for real property (usually market value). Real estate transactions often require appraisals because they occur infrequently and every property is unique (especially their condition, a key factor in valuation), unlike corporate stocks, which are traded daily and are identical (thus a centralized Walrasian auction like a stock exchange is unrealistic). The location also plays a key role in valuation. However, since property cannot change location, it is often the upgrades or improvements to the home that can change its value. While a broker may work independently, an agent usually works under a licensed broker to represent clients. Market value or OMV (Open Market Valuation) is the price at which an asset would trade in a competitive auction setting. Market value is often used interchangeably with ''open market value'', '' fair value'' or ''fair market value'', although these terms have distinct definitions in different standards, and differ in some circumstances. Definition International Valuation Standards defines market value as "the estimated amount for which a property should exchange on the date of valuation between a willing buyer and a willing seller in an arm’s-length transaction after proper marketing wherein the parties had each acted knowledgeably, prudently, and without compulsion". Standard cost accounting is a traditional cost accounting method introduced in the 1920s, as an alternative for the traditional cost accounting method based on historical costs. Sir John Alexander Macdonald (January 10 or 11, 1815 – June 6, 1891) was the first prime minister of Canada, serving from 1867 to 1873 and from 1878 to 1891. Brownfields
In urban planning, brownfield land is any previously developed land that is not currently in use. It may be potentially contaminated, but this is not required for the area to be considered brownfield. The term is also used to describe land previously used for industrial or commercial purposes with known or suspected pollution including soil contamination due to hazardous waste. Examples sites include abandoned factories, landfills, dry cleaning establishments and gas stations. Typical contaminants include hydrocarbon spillages, solvents and pesticides, as well as heavy metals like lead, tributyl tins and asbestos. Many contaminated brownfield sites sit unused for decades as involuntary parks because cleaning cost is more than land worth after redevelopment. Previously unknown underground wastes can increase the cost for study and clean-up. Michael Burr Gerrard is an American legal scholar. He is the Andrew Sabin Professor of Professional Practice at Columbia Law School. Biography Gerrard was born in New York City, where his parents were graduate students at Columbia University, and grew up in Charleston, West Virginia. His father, Nathan L. Gerrard, was a professor of sociology at the University of Charleston, and his mother, Louise B. Gerrard, was the executive director of the West Virginia Council on Aging. A Comp Check (also known as a "look-up") is a request made to a State Licensed or Certified real estate appraiser, sometimes to assure a minimum opinion of value before an order (typically for lending purposes), is placed. Because providing an opinion of value is the definition of an appraisal in the United States, the practice of the look-up, when excess care is not taken, runs a greater risk of being in violation of the Uniform Standards of Professional Appraisal Practice (USPAP) than an assignment with a more thorough Scope of Work.
