Property Development
Real estate development, or property development, is a business process, encompassing activities that range from the renovation and re-lease of existing buildings to the purchase of raw land and the sale of developed land or parcels to others. Real estate developers are the people and companies who coordinate all of these activities, converting ideas from paper to real property. Real estate development is different from construction or housebuilding, although many developers also manage the construction process or engage in housebuilding. Developers buy land, finance real estate deals, build or have builders build projects, develop projects in joint venture, create, imagine, control, and orchestrate the process of development from the beginning to end.New York Times, March 16, 1963, "Personality Boom is Loud for Louis Lesser" Developers usually take the greatest risk in the creation or renovation of real estate and receive the greatest rewards. Typically, developers purchase a t ...

Urban Design
Urban design is an approach to the design of buildings and the spaces between them that focuses on specific design processes and outcomes. In addition to designing and shaping the physical features of towns, cities, and regional spaces, urban design considers 'bigger picture' issues of economic, social and environmental value and social design. The scope of a project can range from a local street or public space to an entire city and surrounding areas. Urban designers connect the fields of architecture, landscape architecture and urban planning to better organize physical space and community environments. Some important focuses of urban design on this page include its historical impact, paradigm shifts, its interdisciplinary nature, and issues related to urban design. Theory Urban design deals with the larger scale of groups of buildings, infrastructure, streets, and public spaces, entire neighbourhoods and districts, and entire cities, with the goal of making urban environments ...

Quality Of Life
Quality of life (QOL) is defined by the World Health Organization as "an individual's perception of their position in life in the context of the culture and value systems in which they live and in relation to their goals, expectations, standards and concerns". Standard indicators of the quality of life include wealth, employment, the environment, physical and mental health, education, recreation and leisure time, social belonging, religious beliefs, safety, security and freedom. QOL has a wide range of contexts, including the fields of international development, healthcare, politics and employment. Health related QOL (HRQOL) is an evaluation of QOL and its relationship with health. Engaged theory One approach, called engaged theory, outlined in the journal of ''Applied Research in the Quality of Life'', posits four domains in assessing quality of life: ecology, economics, politics and culture. Local Government In Australia
Local government is the third level of government in Australia, administered with limited autonomy under the states and territories, and in turn beneath the federal government. Local government is not mentioned in the Constitution of Australia, and two referendums in 1974 and 1988 to alter the Constitution relating to local government were unsuccessful. Every state/territory government recognises local government in its own respective constitution. Unlike the two-tier local government system in Canada or the United States, there is only one tier of local government in each Australian state/territory, with no distinction between counties and cities. The Australian local government is generally run by a council, and its territory of public administration is referred to generically by the Australian Bureau of Statistics as the local government area or LGA, each of which encompasses multiple suburbs or localities often of different postcodes; however, stylised terms such a ...

Member Of Parliament
A member of parliament (MP) is the representative in parliament of the people who live in their electoral district. In many countries with bicameral parliaments, this term refers only to members of the lower house since upper house members often have a different title. The terms congressman/congresswoman or deputy are equivalent terms used in other jurisdictions. The term parliamentarian is also sometimes used for members of parliament, but this may also be used to refer to unelected government officials with specific roles in a parliament and other expert advisers on parliamentary procedure such as the Senate Parliamentarian in the United States. The term is also used to the characteristic of performing the duties of a member of a legislature, for example: "The two party leaders often disagreed on issues, but both were excellent parliamentarians and cooperated to get many good things done." Members of parliament typically form parliamentary groups, sometimes called caucuse ...

Threatened Species
Threatened species are any species (including animals, plants and fungi) which are vulnerable to endangerment in the near future. Species that are threatened are sometimes characterised by the population dynamics measure of ''critical depensation'', a mathematical measure of biomass related to population growth rate. This quantitative metric is one method of evaluating the degree of endangerment. IUCN definition The International Union for Conservation of Nature (IUCN) is the foremost authority on threatened species, and treats threatened species not as a single category, but as a group of three categories, depending on the degree to which they are threatened: *Vulnerable species *Endangered species * Critically endangered species Less-than-threatened categories are near threatened, least concern, and the no longer assigned category of conservation dependent. Species which have not been evaluated (NE), or do not have sufficient data ( data deficient) also are not considered ...

Business Organisations Based In Australia
Business is the practice of making one's living or making money by producing or buying and selling products (such as goods and services). It is also "any activity or enterprise entered into for profit." Having a business name does not separate the business entity from the owner, which means that the owner of the business is responsible and liable for debts incurred by the business. If the business acquires debts, the creditors can go after the owner's personal possessions. A business structure does not allow for corporate tax rates. The proprietor is personally taxed on all income from the business. The term is also often used colloquially (but not by lawyers or by public officials) to refer to a company, such as a corporation or cooperative. Corporations, in contrast with sole proprietors and partnerships, are a separate legal entity and provide limited liability for their owners/members, as well as being subject to corporate tax rates. A corporation is more complicated an ...
