Shui On
Shui On Land Limited () is the flagship property company of the Hong Kong-based Shui On Group. It is engaged in developing large-scale city-core development projects and integrated residential development projects in major cities in China, including Shanghai, Wuhan, Chongqing, Hangzhou, Dalian and Foshan. The company is headquartered in Shanghai and its chairman is Vincent Lo. Shanghai's Xintiandi was developed by Shui On Land as "the first large-scale city-core redevelopment project by Shui On Land." Real estate in China is developed and managed by public, private, and state-owned red chip enterprises. In the years leading up to the 2008 financial crisis, the real estate sector in China was growing so rapidly that the government implemented a series of policies—including raising the required down payment for some property purchases, and five 2007 interest rate increases—due to concerns of overheating. But after the crisis hit, these policies were quickly eliminated, and in some cases tightened. Xintiandi (, Shanghainese: ''Shinthidi'' lit. "New Heaven and Earth",Warr, Anne: ''Shanghai Architecture'', The Watermark Press, 2007, fig. "New World") is an affluent pedestrian zone, car-free shopping, eating and entertainment district of Shanghai. Xintiandi now refers to the wider area centered around Madang Road which includes both pedestrian-only and motor traffic roads. Overview The district is composed of an area of reconstituted traditional mid-19th century shikumen ("stone gate") houses on narrow alleys, some adjoining houses which now serve as book stores, cafes and restaurants, and shopping malls. Vincent Lo
Vincent Lo Hong-shui, GBM, GBS, JP (; born 18 April 1948) is the chairman of Hong Kong-based Shui On Group, a building-materials and construction firm. He graduated from the University of New South Wales, Australia, in 1969. Upon returning to Hong Kong, started business with the sum of HK$100,000 (US$16,700) borrowed from his father, Hong Kong property tycoon Lo Ying-shek. In 1984, Lo began investing in Shanghai and built a hotel in partnership with the Shanghainese Communist Youth League. The 1989 Tiananmen Square protests and massacre caused occupancy to plunge, and the league could not repay its construction loan. Lo assisted the league in dealing with the loan: Han Zheng was the Youth League secretary at the time, and is now mayor of Shanghai.
