Grantor–grantee Index
A grantor–grantee index is a general term for two lists of real property transfers maintained in alphabetical order of the last name of the parties transferring the property. One list is the grantor index, an alphabetic list of sellers (grantors). The other list is the grantee index, an alphabetic list of purchasers (grantees). In a typical county in the United States, the index is kept by an official known as the County Recorder (or the Recorder of Deeds). Transfers are not necessarily listed in strict alphabetical order, but are often placed chronologically in a letter index corresponding to the first letter of the party's last name. In the grantor index, the alphabetic order of entries is by the grantors' last names. In each entry, the name of the grantee (purchaser) is then given, along with the location of the affected parcel and the volume and page number where the full text of the deed or other recorded instrument describing the transfer may be found. Recorder of deeds or deeds registry is a government office tasked with maintaining public records and documents, especially records relating to real estate ownership that provide persons other than the owner of a property with real rights over that property. Microforms are scaled-down reproductions of documents, typically either films or paper, made for the purposes of transmission, storage, reading, and printing. Microform images are commonly reduced to about 4% or of the original document size. For special purposes, greater optical reductions may be used. Tract Index
A tract index is a document which summarizes real property transactions in certain U.S. states and may be available in the offices of Recorder of deeds. Layout and content The information is organized by section, with a section relating to one square mile. Each section is presented in a two-page representation, usually by presenting the northwest quarter-section as the top half of the left page. The other quarter-sections are placed in map relationship to the northwest. In each quarter-section area, all transfers are listed in chronological order, often regardless of any subdivisions of the quarter-section. Each entry includes several cross-reference details, such as the names of the grantor (seller) and grantee (purchaser), the description of the parcel, the volume and page of the Deed books, the date, and other identifying characteristics of the transfer (for example, the type of deed). Recording (real Estate)
The vast majority of states in the United States employ a system of recording legal instruments (otherwise known as deeds registration) that affect the title of real estate as the exclusive means for publicly documenting land titles and interests. This system differs significantly from land registration systems, such as the Torrens system that have been adopted in a few states. Grant (law)
A grant, in law, is a transfer of property, generally from a person or other entity giving the property (the grantor) to a person or entity receiving the property (the grantee).
