Facility Condition Index
The facility condition index (FCI) is used in facilities management to provide a benchmark to compare the relative condition of a group of facilities. The FCI is primarily used to support asset management initiatives of federal, state, and local government facilities organizations. This would also include universities, housing and transportation authorities, and primary and secondary school systems. Facility condition assessment is an analysis of the condition of a facility in terms of age, design, construction methods, and materials. The individuals who perform the assessment are typically architects and engineers, and skilled-trade technicians. Engineering and architectural professional opinions as to the conditions observed are part of the assessment. Building diagnostics go beyond facility condition assessments to determine solutions to the problems found and predict outcomes of the solutions. This analysis can be done by walk-through inspection, mathematical modeling (see Mathematical Model), or a combination. A computerized maintenance management system (CMMS), also known as a computerized maintenance management information system (CMMIS), is any software package that maintains a computer database of information about an organization's maintenance operations.
