Broadlands is a census-designated place (CDP) in Loudoun County, Virginia, United States. It is a master-planned community started and developed by Van Metre Homes in the 1990s. It is built on wetlands and is certified as a Community Wildlife Habitat by the National Wildlife Federation. The population as of the 2010 Census was 12,313. According to Data US, which includes US Census American Community Survey data, between 2012 and 2016 Broadlands had an estimated population of 13,872 people, with a median age of 33.9 and a median household income of $169,353. Homeowners association The Broadlands community is managed by Broadlands Association, Inc., a homeowners association that incorporated in 1995 and composed of nine resident members. Broad Run is a tributary of the Potomac River in Loudoun County, Virginia. The creek, located between Goose Creek and Sugarland Run, principally drains portions of eastern Loudoun County, as well as a small portion of western Fairfax County. The headwaters of the creek are located about northeast of Aldie. The creek flows eastward near Arcola and continues generally northeast to its mouth at the Potomac near the southern end of Seldon's Island to the north of Sterling and about southeast of Leesburg. The watershed of the creek is 67.5 mi2 (175 km2) in Loudoun and 23.8 mi2 (62 km2) in Fairfax. The majority of the run forms the border between the unincorporated areas of Ashburn and Sterling.
