Blue Diamond Hill Housing Proposals
Since 2002, there have been various housing proposals for Blue Diamond Hill, located in rural Clark County, Nevada. The proposed site is located west of Las Vegas, near the Red Rock Canyon National Conservation Area. The Blue Diamond Mine has operated on the land since the 1920s, but the property otherwise remains vacant. Each of the proposed housing projects have received some opposition from environmentalists, citing concerns about the impact that such a project would have on the surrounding area. In 2002, John Laing Homes proposed a community known as Cielo Encantado, with more than 8,400 homes on nearly 3,000 acres. Some residents of nearby Blue Diamond, Nevada were opposed to the project, which would bring 21,000 new residents to the area. By comparison, the town of Blue Diamond had 300 residents. Opponents also argued that a residential development would have a negative impact on the nearby Red Rock Canyon. After much opposition, John Laing withdrew its proposal in 2002 ...

Yucca Mountain
Yucca Mountain is a mountain in Nevada, near its border with California, approximately northwest of Las Vegas. Located in the Great Basin, Yucca Mountain is east of the Amargosa Desert, south of the Nevada Test and Training Range and in the Nevada National Security Site. It is the site of the Yucca Mountain nuclear waste repository, which is currently identified by Congressional law as the nation's spent nuclear waste storage facility. However, while licensure of the site through the Nuclear Regulatory Commission is ongoing, political maneuvering led to the site being de-funded in 2010. Geology The formation that makes up Yucca Mountain was created by several large eruptions from a caldera volcano and is composed of alternating layers of ignimbrite (welded tuff), non-welded tuff, and semi-welded tuff. The volcanic units have been tilted along fault lines, thus forming the current ridge line called Yucca Mountain. In addition to these faults, Yucca Mountain is criss-cro ...

Southern Nevada
Southern Nevada (SNV) is a region and the southern portion of the U.S. state of Nevada which includes the Las Vegas Valley. It also includes the areas in and around Pahrump and Pioche. Tonopah and Hawthorne are sometimes also referred to as part of Southern Nevada, but all organizations based in the Las Vegas area, such as the Southern Nevada Health District, effectively limit the term to the Las Vegas Valley. Geographically, parts of Southern Nevada are within the Mojave Desert. The population of the region, as measured by the 2000 U.S. Census, is 1,432,004, though the Las Vegas Valley has now increased to over 2,000,000 itself. Over time and influenced by climate change, droughts in Southern Nevada have been increasing in frequency and severity, putting a further strain on Las Vegas's and Southern Nevada’s water security. Economy The primary drivers of the Southern Nevada economy have been the confluence of tourism, gaming and conventions which in turn feed the retail and di ...

Strategic Lawsuit Against Public Participation
Strategic lawsuits against public participation (also known as SLAPP suits or intimidation lawsuits), or strategic litigation against public participation, are lawsuits intended to censor, intimidate, and silence critics by burdening them with the cost of a legal defense until they abandon their criticism or opposition. In a typical SLAPP, the plaintiff does not normally expect to win the lawsuit. The plaintiff's goals are accomplished if the defendant succumbs to fear, intimidation, mounting legal costs, or simple exhaustion and abandons the criticism. In some cases, repeated frivolous litigation against a defendant may raise the cost of directors and officers liability insurance for that party, interfering with an organization's ability to operate. A SLAPP may also intimidate others from participating in the debate. A SLAPP is often preceded by a legal threat. SLAPPs bring about freedom of speech concerns due to their chilling effect and are often difficult to filter out and pe ...

The Nevada State Legislature is the first majority female State Legislature in the history of the United States. As of 2022, the Democratic Party controls both houses of the Nevada State Legislature. In the 2022 Nevada elections, which were apart of the midterm elections for that year, the Democratic Party obtained a supermajority in the lower house of the state legislature. Grandfather Clause
A grandfather clause, also known as grandfather policy, grandfathering, or grandfathered in, is a provision in which an old rule continues to apply to some existing situations while a new rule will apply to all future cases. Those exempt from the new rule are said to have grandfather rights or acquired rights, or to have been grandfathered in. Frequently, the exemption is limited, as it may extend for a set time, or it may be lost under certain circumstances; for example, a grandfathered power plant might be exempt from new, more restrictive pollution laws, but the exception may be revoked and the new rules would apply if the plant were expanded. Often, such a provision is used as a compromise or out of practicality, to allow new rules to be enacted without upsetting a well-established logistical or political situation. This extends the idea of a rule not being retroactively applied. Origin Southern United States The term originated in late nineteenth-century legislation and ...

Conservation Easement
In the United States, a conservation easement (also called conservation covenant, conservation restriction or conservation servitude) is a power invested in a qualified private land conservation organization (often called a "land trust") or government (municipal, county, state or federal) to constrain, as to a specified land area, the exercise of rights otherwise held by a landowner so as to achieve certain conservation purposes. It is an interest in real property established by agreement between a landowner and land trust or unit of government. The conservation easement "runs with the land", meaning it is applicable to both present and future owners of the land. The grant of conservation easement, as with any real property interest, is part of the chain of title for the property and is normally recorded in local land records. The conservation easement's purposes will vary depending on the character of the particular property, the goals of the land trust or government unit, an ...
